Here’s what’s going on as of May 6 and a recap on the month of April here in Pierce County, ENJOY!

The tax credits are now extinct but don’t let that fool you—there are deals to be had and opportunities to be made! Pending sales were up 25.12% in April, however, the median price declined from $225,000 to $215,000. What that tells me is that the tax credit DID indeed help surge the market with activity and move properties that were primarily under $200,000. What I’m predicting is that the well priced, 250-300K properties will start to gain some activity now that the first-time home buyer surge is over. The best news is that the CLOSED home sales were up from 580 in April of 2009 to 784 in 2010! Whether that was due to the tax credit or the sheer affordability of homes it’s definitely news to be happy about.

I’ve heard a lot of my past clients and hesitant sellers say that the market is still not where they want it to be and they couldn’t sell if they tried. As a professional and leader in this industry what I can tell you is that there a far more opportunities available to you NOW than say from a year ago. Whether that’s selling, leasing or modifying your loan there are opportunities available to you and I am here to help!
